Inc., a California based software development firm, today announced the launch
of LseMod Version 7.1 as a web-based product.
LseMod is a commercial real estate financial analysis tool for
tenants to compare multiple properties (lease and buy), subleases, and occupancy
scenarios. Customizable templates, standard reports and graphs include P&L,
before and after tax Cash Flow, NPV, capital budgets, fitup/infrastructure
costs, and a one page CFO summary.
In a joint venture with Personable.com, a Los Angeles based
application service provider, LseMod on the web represents a breakthrough
analysis tool for tenants. James Duport, the developer and a nineteen year
veteran Fortune 500 corporate real estate manager, believes the web-based
program is unique to the commercial real estate market. “There is no other tool
on the web or on a desktop that provides the kind of analysis that LseMod does.
By using it on the web, users get access to over $5,000 worth of software for
only pennies a day, and all upgrades are free,” said Duport.
For the first time commercial and corporate real estate
managers can use a truly expert decision analysis tool on the web. Not just a
simple (and potentially misleading) cash flow analysis, LseMod also includes the
P&L impact by month and by year, and has been described as a Franklin Daytimer
for a lease as well as a checklist for a budget.
By creating a web-based version, users can now access all the
programs in the LseMod product suite on an as-needed basis, paying for unlimited
use on a monthly basis, thus eliminating the need to purchase an analysis
program or create their own Excel spreadsheet. Users save time and money by
doing an analysis right the first time and can easily make changes on the web
from anywhere. “Not a first generation product, users benefit from the continued
enhancements since LseMod was first developed in 1989,” added Duport.
Companies that outsource their analysis can now have their
vendors use LseMod on the web to create consistency, no matter who does the
analysis. Reports can be either printed or e-mailed to end-users using LseMod’s
proprietary e-mail program.
LseMod is frequently cited as the only program that looks at
numbers and analyses the way a corporation and the CFO want to see them.
Comparing the P&L impact and inclusion of fitup/infrastructure costs as Capital
or Expense items gives senior management the ability to make more informed
decisions based on all the occupancy costs. “It’s not just the rent. Frequently
the infrastructure costs can be the deciding factor between renewing a lease or
moving and downsizing an office,” said Duport. “By including all the costs,
LseMod gives management the ability to compare the total cost and P&L impact

Unique to LseMod is the ability to analyze and compare
international lease transactions in local currency with a summary in U.S.
dollars. Note that LseMod is not a lease administration/portfolio management
program for tracking critical dates and contacts, but a capital budgeting and a
decision analysis tool for the lessee.
